Annual Australian Property Funds Industry Forum

23.11.17

ESV partners recently attended the annual Australian Property Funds Industry Forum, which was held by Core Property Research in Noosa between the 15th and 17th of October 2017. This marks our fourth year of sponsorship of the event, and the first year it has been run by new organisers, Core Property Research. With many clients in the property and funds management area, the conference provides a great opportunity to keep up to date with changes and current issues facing the industry.

More than a dozen industry experts provided their insights in to the sector and broader economic and geopolitical conditions. We also heard from leaders in specialist sub sectors such as student accommodation, shared workspaces and agricultural property.

Some of the common themes emerging at the conference were as follows:

  • With worldwide Interest rates being at very low rates, the consensus is that rates will rise in the near future, with the US set to be first to raise rates.
  • With asset prices so high presently, fund managers are increasingly finding it difficult to deploy capital, with some looking to “value add” to properties by either changing use, or gaining some development upside.
  • Strong global appetite for direct and indirect commercial property in Australia continues based on the strength of our market over a long period of time.

Some of the recent ways we have assisted our clients in the property and funds management industry are as follows:

  • Structuring property acquisition and development transactions;
  • Syndicate accounting and reporting to members;
  • Funding assistance and debt structuring;
  • AMIT compliance, distribution statement preparation and review;
  • Taxation optimisation. GST advice and lease incentive advice;
  • Financial statement audit of property funds (listed and unlisted);
  • Compliance plan audit, turnover audit, outgoings audit and AFS licence compliance; and
  • PDS financial information verification.
